Concrete crown work in Garland and nearby
The chimney crown is the concrete slab on top of a masonry chimney. It should slope away from the flue so rain runs off instead of soaking into the brick. When it cracks or crumbles, water gets in and the damage spreads down the stack.

Why the crown matters
Think of the crown as the chimney’s roof. A good one sheds water. A bad one funnels water into mortar joints, brick faces, and the gap around the flue liner.
Around east DFW, heat, hard rain, and the odd freeze cycle open small cracks into bigger ones. Homeowners often notice the inside of the house first: stains, a musty fireplace smell after storms, or dampness in the firebox.
Signs your crown needs work
From the ground you may see cracks on top, missing chunks, or white mineral stains high on the brick. Inside, watch for water marks near the chimney and smells after rain.
Debris at the base of the chimney can mean concrete is flaking off the crown. Don’t wait for the whole top to fail. Early coating is simpler than a full pour later.

Coating vs hand-poured replacement
If the crown is still structurally sound and the cracks are surface-level, an epoxy or elastomeric crown coating can seal it and stretch the life of what’s there. That’s the lighter fix when it fits.
If the crown was poured wrong, is crumbling, or has been patched past the point of trust, a hand-poured replacement is the honest move. That means removing what’s failed, forming a proper crown with a drip edge and slope, and finishing it to shed water.
I’ll tell you which path makes sense after I see it. I won’t coat a crown that needs to be replaced, and I won’t sell a full pour when a solid coating will do.
Caps, crowns, and water
A chimney cap keeps rain out of the open flue. The crown protects the masonry around it. You often need both working. Fixing one and ignoring the other is how leaks keep showing up.
Same idea with exterior brick and mortar. Water that starts at the crown can show up as soft joints lower down. Inspection first, then the right repair.

- What’s the difference between a chimney cap and a crown?
- The cap is the metal cover over the flue opening. The crown is the concrete top of the masonry chimney around that opening. Caps keep rain and animals out of the flue. Crowns keep water out of the brick.
- Can you coat my crown instead of replacing it?
- Sometimes. If the crown is still sound, coating can seal cracks and buy good years. If it’s crumbling or poorly built, coating just hides a bad slab. I’ll say which one you’re looking at.
- Do you hand-pour new crowns?
- Yes. Hand-poured replacement is part of the catalog when the old crown needs to go. We build it to slope and shed water, not sit flat and pond.
- Will a new crown stop leaks inside the house?
- If the crown was the path in, yes. Leaks can also come from flashing, open mortar, or a missing cap. That’s why I check the whole system before promising a fix.
- What does crown work cost?
