Chimney inspections in Garland and nearby
Most jobs start with an inspection. Before I sweep or fix anything, I need to see what you have, what shape it’s in, and whether it’s safe to use.
I serve Garland, Richardson, Rowlett, Sachse, Wylie, and northeast Dallas areas like Lake Highlands, Lakewood, White Rock, and Casa Linda.
What I check
A good inspection is more than a quick look at the fireplace. I want a clear picture from the hearth up to the cap.
- Outside: brick, mortar, crown, cap, and obvious storm or water damage
- Inside: firebox, damper, and smoke chamber
- The flue, as far as I can see it safely
- Signs of animals, nests, heavy creosote, cracks, or water getting in
When you should get one
If you burn wood or run gas logs, plan on an inspection about once a year, ideally before you start using the fireplace for the season.
Call sooner if you’re buying or selling a house with a fireplace, you hear animals in the flue, you smell smoke when the fireplace isn’t lit, you see water stains near the chimney, a storm knocked the cap around, or you haven’t used the fireplace in years and want to light it again.
Inspection levels (plain talk)
The fire code world talks about Level 1, Level 2, and Level 3 chimney inspections. You don’t need to memorize that. Here’s the short version.
Level 1 is the usual yearly check when nothing major has changed and you’re just making sure the system is still in good shape.
Level 2 goes deeper. It’s common when a house is changing hands, after a chimney fire or a hard storm, or when something on the system has been swapped out. That often means a closer look at the flue, sometimes with a camera.
Level 3 is rare. That’s when we think something is wrong behind the masonry and we may need to open things up. I won’t push that unless there’s a real reason.

If it’s fine, I’ll say so. If something needs cleaning or repair, I’ll explain what it is and why it matters. You decide what to do next. No hard sell.

Common questions
- How often should I have my chimney inspected?
- Once a year is the usual plan if you use the fireplace. In Texas, heat, storms, and nesting season can change things faster than you think. If it’s been a few years, get it checked before you burn again.
- I barely use my fireplace. Do I still need an inspection?
- Yes, at least before you light it again. Unused chimneys still collect nests, debris, and weather damage. An inspection is how we know it’s clear and safe.
- What’s the difference between an inspection and a sweep?
- An inspection is the look and the findings. A sweep is the cleaning. Plenty of visits include both, but I won’t clean over a problem I haven’t checked first.
- Do you inspect for home buyers and sellers?
- Yes. If you’re buying or selling a home with a fireplace in Garland, Richardson, Lake Highlands, or nearby, say so when you call so we can plan the right kind of visit.
- Do you serve Lake Highlands and White Rock?
- Yes. Those northeast Dallas areas are part of the regular service area, along with Lakewood and Casa Linda.
